OfficeOnDemand lists commercial offices to lease and to buy across the Chandigarh Capital Region — whole floors, fitted suites, bare shells and desks by the day. It is not a national portal with a page for every city. It covers one market, and it covers it building by building.
Where it comes from
Decades in the Tricity.

Built on decades of commercial real-estate experience in Chandigarh Tricity. Most of the inventory on this site comes through Sachdeva Estates, a commercial real-estate advisory established in 1990 by Mr. Krishan Lal Sachdeva — space the firm is actively leasing and selling in this market.
That is why the listings carry the numbers they do. A loading factor, a maintenance rate, the difference between a super area and the area you can actually put desks in — these are learned by transacting in a building, floor by floor. Where a building has not stated a figure, the listing leaves it blank and says so.
How we work
Photographs are of the unit.
Every image is reviewed before it appears, and it belongs to the listing it is attached to. Buildings still under construction show the architect’s renders, labelled as renders.
The numbers are the building’s own.
Maintenance rates, loading factors and floor plates are recorded per building from what the building charges. Where a figure has not been supplied, the listing says so instead of estimating it.
We are paid on outcomes.
Listing is free and there is no subscription. We earn a success fee when a seeker signs with an owner we introduced, which means we have no reason to inflate what is on the shelf.

Why one region
Chandigarh, Mohali, Panchkula, New Chandigarh.
A planned, sector-addressed commercial region with defined IT and industrial corridors — small enough to know building by building, and dense enough to be worth knowing that way.
We would rather cover one market properly than list an office in Mohali beside a photograph taken somewhere else. When we do not have something, we say so instead of showing you a substitute.
